Hyderabad leads real estate surge

Hyderabad: Despite the traditional monsoon slowdown, Hyderabad has emerged as the shining star in India’s robust real estate sector in the third quarter of 2023. The latest data from Anarock Research reveals that Hyderabad experienced 60 per cent annual increase in new housing supply.

Across the top seven cities in India, a remarkable 1,20,280 residential units were sold in Q3 2023, marking a substantial 36 per cent annual growth from the same period in 2022. Among these cities, Mumbai led in housing sales with approximately 38,500 units sold, followed closely by Pune with around 22,880 units. However, the true standout was Hyderabad, which recorded not only an impressive 41 per cent increase in housing sales year-on-year but also a remarkable 138 per cent quarterly surge in new housing launches.

The average residential property prices in the top seven cities collectively saw 11 per cent annual growth in Q3 2023 compared to the same period in 2022. Hyderabad witnessed 18 per cent yearly increase in average residential prices, followed by Bengaluru with a 14 per cent annual rise.

The sustained momentum in housing sales and new launches can be attributed, in part, to the Reserve Bank of India’s decision to maintain a stable repo rate in recent monetary policies. This has kept home loan interest rates steady, bolstering the sentiment of potential homebuyers.

Looking ahead, Anuj Puri, Chairman of ANAROCK Group, predicts, “Considering the overall present economic scenario, the momentum in housing sales and new launches across the top 7 cities is expected to continue in the October-December quarter.”

He further stated that Many of the large and branded developers have a healthy pipeline of new project launches in the upcoming festive quarter across the top seven cities and with homebuyer demand remaining firmly skewed towards projects by branded developers, these players may see record sales yet again.

Montevideo:

An estimated 400 seals and sea lions have turned up dead on the coast of Uruguay in recent weeks, blamed by authorities on bird flu.

Multiple ministries are monitoring the situation after a first case of H5 bird flu was detected in a sea lion on a beach in Montevideo, where the River Plate empties into the Atlantic.

The dead animals have turned up on the Atlantic coast and along the river. So far 350 have been buried to stop the spread of the virus.

“This is an evolving situation now and we attribute it to bird flu,” said the head of the fauna department at the environment ministry, Carmen Leizagoyen.

“The disease cannot be controlled. We have to wait for the immunity of the animals to act, but we do not know when this is going to happen,” she told AFP.

Uruguay has an estimated 315,000 seals and sea lions.

Leizagoyen urged beachgoers to stay away from such animals to avoid catching the virus. Human infections with bird flu are rare but do occur.

Sellers expect 15% jump in festive sales this year, ramp up ad spend

Bengaluru: After a rocky first three quarters this year, online sellers, especially small ones, expect at least a 15 per cent jump in festive sales year-on-year, with the median growth figure of 26 per cent sales increase expected, a report showed on Friday.

Despite modest sales growth on e-commerce platforms recently (only 40 per cent of sellers surveyed reported a 10 per cent increase in current quarter sales), anticipation for a festive sales boost among the sellers is high across categories, according to market intelligence firm Redseer Strategy Consultants.

Sellers across the categories, including in the lower average selling price (ASP) ones like fashion, are bullish about this growth trajectory, which should provide a respite in this otherwise challenging macro-environment.

“The festive period is expected to enable sellers, especially the smaller ones, to come out of the challenging sales environment seen through this and sellers are optimistic of strong sales growth. Accordingly, they are willing to significantly ramp up their advertising spending on the e-commerce platforms during this festive period,” said Mrigank Gutgutia, Partner at Redseer.

In the longer term, more and more sellers will continue to benefit from eCommerce growth given its strong positive impact on seller topline and bottomline that emerges from our research, Gutgutia added.

Overall, sellers anticipate a 15 per cent spending growth vs last year’s festive season and 50 per cent ad spending growth vs business as usual (BAU) periods of this year.

Interestingly, smaller sellers are highly willing to spend on ads and bullish on overall sales growth, anticipating a 22 per cent ad spend growth vs last festive season and 75 per cent growth vs BAU period of this year, the findings showed.

Driven by about 140 million shoppers, India is likely to witness Rs 90,000 crore worth online gross merchandise value (GMV) in the festive month this year — up 18-20 per cent from last year’s festive month sales.

Irrespective of opposition parties tall claims, CM KCR will score a hattrick: KTR

Wanaparthy: Stating that the agriculture sector was witnessing rapid growth and the farming community was prospering under the leadership of Chief Minister K Chandrashekhar Rao, Industries Minister KT Rama Rao said over Rs.73,000 crore was deposited in the farmers account under Rythu Bandhu scheme.

He was the only Chief Minister in the country to extend investment subsidy to farmers in the 75 years of Indian Independence. This apart, 24 hours free power supply was being extended to farmers and Rs.5 lakh insurance coverage was also being provided under Rythu Bima scheme, the Minister said while addressing after laying foundation for a oil factory Sankireddypalli here on Friday.

The factory was being set up with an investment of Rs.500 crore and it would generate employment to 300 persons directly and 1000 persons indirectly.

Irrespective of the tall claims being made by the opposition parties, it was evident that the Chief Minister would score a hat-trick and the BRS would form the government again after the ensuing elections, he said.

“Telangana government has accomplished several projects that could not be completed in the last 65 years. This is our confidence and people will definitely support the BRS,” Rama Rao said.

There was a time, when erstwhile Palamuru was known for its labour and migration of people in search of livelihood. From migration to extensive irrigation, Palamuru was registering growth in the agri sector, he said.

“As the Chief Minister K Chandrashekhar Rao launched the Palamuru Rangareddy Lift Irrigation scheme, I am confident that Palamuru farmers will overtake Punjab farmers in paddy production” Rama Rao said.

As a means to make farming more productive and remunerative, the Chief Minister was promoting crop diversification. This would motivate the next generations also to take up farming extensively, he said.

The Telangana government was drawing every drop of River Krishna under its rightful share and transforming the parched lands in erstwhile Palamuru into fertile lands. Before formation of Telangana, the State was producing 68 lakh metric tonnes of paddy and today, the production had increased to 3.5 crore metric tonnes, he said.

As the production increased an appeal was made to the BJP-led Union government in 2018 to purchase parboiled rice but it had refused. The then Union Civil Supplies Minister Piyush Goyal had asked as to what wonder did Telangana made to achieve such high production. The Ministers delegation led by Agriculture Minister S Niranjan Reddy had even invited the Union Minister to visit the State and check the increased paddy production for himself, he said.

Under its crop diversification initiatives, the State government was promoting oil palm cultivation extensively. The country was importing edible oils from Malaysia and Indonesia and to make Telangana leading in edible production, the government was targeting to cultivate oil palm in 20 lakh acres in five years, he said, adding that in the last 30 years, the past successive governments had managed to cultivate oil palm in only 30,000 acres. The Telangana government was targeting oil palm cultivation in 20 lakh acres.

The Agriculture Minister and Deverkadra MLA A Venkateshwar Reddy were leading from the front by cultivating oil palm extensively in their fields. The State government was extending a subsidy component of Rs.50,000 per acre to farmers for cultivating oil palm and about Rs.2500 crore was allocated by the government towards this initiative, he said.

To faciliate hassle-free procurement of palm oil, the State government had set up 14 factories in addition the two existing factories in erstwhile Khammam. Farmers from Mahabubnagar, Nagarkurnool and Wanaparthy can sell their oil palm produce to a private company set up here after four years. During this period, farmers can take up intermediate crops as well, he said.

Another factory was coming up in Khammam and foundation would be laid on Saturday and this would be followed with foundation for another factory at Nirmal on October 4. This reflects the State government’s commitment towards promotion of oil palm cultivation and also the measures being taken to ensure remunerative price for the farmers, he said.

Besides investments, these factories would also generate employment for the local people. These factories would also draw the attention of food processing units and many more such units would come up in the neighbouring areas, he added.

The Minister appealed to the local leadership to extend all support to the companies managements and ensure there was no hindrance in their operations.

UNGA President urges Taliban to allow Afghan girls back in school

UNGA President urges Taliban to allow Afghan girls back in school

United Nations: UN General Assembly (UNGA) President Dennis Francis has urged the Taliban regime in Afghanistan to reconsider their decision to ban women and girls from proper education.

Afghan women and girls, like men, have inalienable rights — human rights that must be upheld and honored, said Francis. “So I would urge the Afghan authorities to reconsider the policy and allow girls to go to school, to get an education, so that they can play a role in the development of their communities and society,” Xinhua news agency quoted the UNGA President as saying at a press briefing here.

“They can add value in making Afghanistan a strong, cohesive state, which I’m sure they want to become, and not create this sense of hopelessness by keeping girls out of school. It is not a behavior that is going to strengthen the country. If anything, it is likely to weaken the country,” he said.

“So I entreat them to reconsider this policy, sooner rather than later.” He noted that Afghanistan is the only country in the world where girls are not allowed in education. “It’s inconceivable, really, that this should be the case. It is an anachronism. It is a global anachronism. And anachronisms need to be fixed,” he said.

Through over 50 edicts, orders and restrictions, the Taliban have left no aspect of women’s lives untouched, no freedom spared. The regimes had created a system founded on the mass oppression of women that is rightly and widely considered gender apartheid.
